Lack of consumer confidence slows Austin real estate market
Austin Board of REALTORS® releases January 2009 real estate statistics
 

 

March 19, 2009 -According to the February 2009 Multiple Listing Service report by the Austin Board of REALTORS® (ABoR), the Austin-area home sales volume remains down year-over-year, but home prices have risen compared to February 2008.
 
The median price of a single-family home in Central Texas was $189,900, up five percent from February 2008. There were 1,116 single-family homes sold in February 2009, a 28 percent decrease as compared to one year ago. Collectively, sales in February 2009 contributed $271,048,500 to the local economy.
 
“These statistics demonstrate how Austin-area home prices have held steady and continue to appreciate, despite volatile credit markets and difficult conditions in other states,” explained ABoR Chairman Jay Gohil. “Compared to last month, we’re seeing the year-over-year gap begin to close on sales volume and hope consumer confidence will continue to rise to further spur the market.”
 
He added, “With unprecedented incentives available to homebuyers, such as an $8,000 first-time homebuyer tax credit and some of the lowest mortgage interest rates in history, we believe many Central Texans will recognize this spring as a great time to build wealth through Austin real estate.”

ROUND ROCK, TEXAS

Round Rock is a bustling community at the northeast edge of the city of Austin and is home of Dell Computers.  The Chamber of Commerce in Round Rock  is the community's leading advocate and champion for business. The Chamber's primary objective is to create a climate of growth, opportunity and success in our community. A vibrant business community enhances quality of life by providing jobs, career opportunities, and increased tax revenue for schools and infrastructure enhancements.

The Chamber provides leadership opportunities, volunteer programs, and business-building initiatives that focus on the critical priorities of the community. By leveraging the support, talent,  and resources of the members, the Round Rock Chamber connects business, political, and community leaders to each other, helping to improve the economic vitality and quality for life for everyone.

Round Rock Independent School District, an excellent system,  is located in southern Williamson County and northwest Travis County and includes the City of Round Rock and portions of the City of Austin and the City of Cedar Park. The area covers 110 square miles encompassing high tech manufacturing and urban retail centers, suburban neighborhoods, and farm and ranch land.Round Rock ISD's vision, mission, goals and core beliefs can be found in the Strategic Plan [PDF], the district's strategic plan. The Strategic Plan also includes a profile of characteristics that students who graduate from RRISD will be able to demonstrate.

LEANDER, TEXAS

The City of Leander, once a sleepy little Texas town near Austin,  is now one of the fastest growing communities in the state.  It hosts an active Chamber of Commerce and has a school system that is very highly rated in the state of Texas. New businesses are on their way and the residential growth that has been experienced over the past few year's is phenomenal. The long-term water supply is now secure for the city's residents and a newly expanded wastewater treatment plant is on-line. The city continues to expand its roadway network to assist the residents of Leander in traveling into the Austin area.

The Leander Independent School  District  has grown into the largest school district in Williamson County and the fastest growing district in the state of Texas. It presently has a total of three high schools, six middle schools and seventeen elementary schools. More that 16,787 students are expected for the 2002-2003 school year. It encompasses the cities of Leander, Cedar Park, Jonestown, and parts of Northwest Austin.
